    "Absolutely, wonderful week we had at Palms Regency! For a family of 5 and family of 4 the space was perfect. We felt like we were at a resort! The bedrooms and bathrooms are clean modern and spa like. Super comfortable beds to share or have all to yourself. Kids bunk room was perfect for our 9-17 year olds; the video games and pool table were a big hit, appealing to everyone. The movie room is huge. It is dark and spacious with a big screen, mounted tv. It is furnished with a plethora of chairs and a blanket on each. The couches in the living room are oversized and enough room for many to relax and watch tv. The kitchen is perfect with a great coffee bar and a dining room table big enough to seat 12, at least, and bar stools. The backyard is exactly like you see in the pics. Sport court, pool, hot tub, little kid area and plenty of seating for everyone to spread out. The beach is 15 min away and the neighborhood is quiet. Ellie is the perfect host! a 10+"

    "WOW, what a place!! No need to leave, there’s everything to do from the youngest (swing set/car track) to the oldest in your party, fire place hot tub and everyone in between. Pictures don’t do it justice. The place was in a very nice neighborhood. Close to Publix/Target and anything else you need. Anna Marie island was just 10 minutes away, gorgeous place for the beach and to see the sunsets. Elie has beach toys and chairs! Elie really thought of every detail. Elie was an amazing host, we had some minor issues but she addressed them right away. Everything was brand new which was great. Movie room with a popcorn machine was great too for movie nights. This is a new listing and she’s a new host but she definitely proved herself. From ensuring us from the beginning until check out. Nice that all the beds are either queen or kings, one room even had two kings! And the bunk room were queen beds. Plenty of space for everyone. Definitely a place we would visit again!"

  • Once you book with us, you will have two payment schedules to follow:

    • Initial Payment (Upon Booking Confirmation): 50% of the total payment will be collected upon booking confirmation. This initial payment secures your reservation and ensures the availability of the accommodation for your selected dates.

    • Final Payment (30 Days from Check-In): The remaining balance will be collected 30 days prior to your check-in date. 

  • At The Kin Stays, we strive to provide a clean, healthy, and comfortable environment for all our guests. To ensure a pleasant stay for everyone, we have implemented a strict no-smoking policy within the property.

  • The possibility of extending your stay depends on the availability of the desired dates. To inquire about an extension, kindly respond to the thread where you received your initial check-in instructions.

  • Our cancellation policy allows you to receive a full refund if you cancel your reservation 30 days or more prior to the check-in date.

  • You will receive check-in instructions from us either through Airbnb, VRBO, or the Booking messaging system. If you booked with us directly, these instructions will be emailed to you. 

    The instructions will include:

    • What to expect at the property

    • Exact property address

    • Door code

  • Our home has free driveway parking for 8 cars. If you intend to bring more cars than the number of parking spots listed, please contact us prior to booking to discuss arrangements.

    • In the event of an emergency, always dial 911.

    • For non-emergency matters, please reach out to us through the platform you used to make your reservation (Airbnb, VRBO, etc.) so we can assist you efficiently.

  • Absolutely — The Palms Regency was designed with families in mind. You’ll find two pack-and-plays, two high chairs, and two toddler booster seats ready for use, plus kid-friendly plates, bowls, and silverware to make mealtime easy. From babies to big kids, every detail has been thought through so you can travel lighter and set your mind at ease. We also have a pool safety fence available upon request. Don’t hesitate to reach out with any further questions or for special accomodations!

  • Unfortunately, we have a no pets policy. Thank you for understanding!

  • We simply ask that the primary guest be 25+, sign the rental agreement, and we require a refundable security deposit.
